We take a large security deposit, and there are no short cuts when a tenant wants to move in. The minimum amount we’ll take as a security deposit is $300 over the monthly rent amount. The state of California doesn’t allow us to take any more than two times the monthly rent and in some cases, that’s what we charge in order to protect your property.
We pay our owners early each month. A lot of times, we deposit your money before the tenant has even paid rent. Our owners receive their money like clockwork by the first of every month, even if the tenant hasn’t paid. This is a unique advantage and owners don’t have to wonder when the rents are coming in. If a tenant is late, we will chase them down and the owner has the peace of mind that they have already been paid.
We understand California landlord and tenant law. This helps us to keep owners and investors out of hot water. Owners might not necessarily be aware of what they can and can’t do, and we make sure they abide by the law so they don’t run into any legal liabilities.
We are able to save our owners money with our extensive list of preferred vendors. Managing as many properties as we do, we’re able to give vendors a lot of business, which means we get preferred rates.
Fair Management Fees
We don’t have any hidden fees like start up fees, vacancy fees, lease signing fees or anything like that. We only get paid when we get the property rented. There’s a flat fee based on the rent we collect.
